Maintenance Worker

About the role

The Maintenance Worker is responsible for troubleshooting, repairing, and performing preventive maintenance on mechanical, electrical, HVAC, plumbing, and structural elements of the outlet center. The role ensures the facility remains safe, functional, and compliant with all relevant standards.

Key responsibilities

• Inspect and repair mechanical, electrical, air‑conditioning, and plumbing systems, as well as structural components.
• Perform interior and exterior maintenance tasks such as painting, drywall repair, parking‑lot upkeep, and sidewalk maintenance.
• Clear drain stoppages, replace interior and exterior lighting components, and service lamp, fuse, and ballast units.
• Operate equipment for preventive maintenance, minor repairs, and property cleanliness.
• Assist marketing and leasing teams with event setup and cart placement/repair.
• Follow OSHA and other regulatory guidelines to maintain a safe work environment.
• Schedule and execute preventive maintenance programs as directed by management.
• Maintain inventory records, material safety data sheets, and tool/equipment logs.
• Inspect air‑handling units, replace belts, filters, and grease components while documenting activities.
• Perform exterior custodial duties, including sidewalk sweeping, wet‑mopping, steam cleaning, and trash removal.

Required profile

• High School Diploma or GED preferred; technical certifications or training are a plus.
• 2–3 years of building maintenance experience covering carpentry, HVAC, electrical, mechanical, and plumbing tasks.
• Ability to read and interpret plans, schematics, and technical documents.
• Strong problem‑solving skills and the ability to work independently.
• Valid driver’s license and ability to lift up to 50 lb.
• Willingness to work days, evenings, weekends, and holidays as needed.

Required skills

• HVAC system maintenance and repair.
• Electrical system knowledge, including lighting, fuse, and ballast replacement.
• Plumbing and drainage troubleshooting.
• Carpentry, drywall, and painting skills.
• Operation of maintenance equipment (steam cleaners, vacuums, etc.).
• Understanding of fire‑protection hydraulic and alarm systems.
