Senior Superintendent

About the role

The Senior Superintendent will lead on‑site operations for luxury residential projects in Old San Juan, ensuring projects are delivered on time, on budget, and to the highest quality standards. This role works closely with project managers, engineers, field personnel, and cross‑functional office teams.

Key responsibilities

• Lead construction planning and execution, coordinating subcontractor crews, sequencing trades, and managing logistics to align daily progress with schedules.
• Oversee quality assurance and control through walkthroughs, monitoring craftsmanship, verifying compliance with drawings and specifications, and addressing deficiencies immediately.
• Provide on‑site leadership, supervise field staff, mentor junior team members, and ensure smooth coordination between trades.
• Enforce safety and compliance by implementing company safety policies, OSHA standards, and local building regulations.
• Manage client and stakeholder interactions on site, host visits, and resolve issues in real time.
• Utilize Procore, Bluebeam, and MS Project to track schedules, RFIs, costs, and progress.

Required profile

• 12+ years of experience in high‑end residential construction.
• Previous experience as a construction superintendent.
• In‑depth understanding of luxury construction operations, local building codes, and OSHA safety requirements.
• Excellent communication, leadership, and conflict‑resolution skills.

Required skills

• Proficiency with Procore.
• Proficiency with Bluebeam.
• Proficiency with Microsoft Project.
