Project Manager – Luxury Residential Construction

About the role

We are seeking an experienced Project Manager to lead high‑end residential projects in Old San Juan, Puerto Rico. You will work closely with the site superintendent and our project management team throughout the build process.

Key responsibilities

• Lead project planning and execution from pre‑construction through implementation, serving as primary contact with owners, architects, designers, and officials.
• Develop and maintain project schedules, coordinate resources, and align field supervision with the superintendent.
• Manage procurement, subcontractor relationships, and prepare accurate bid packages.
• Administer change orders, scope modifications, and ensure budgets and timelines stay aligned.
• Oversee technical reviews of drawings, material samples, and submittals before client release.
• Monitor project financials, prepare monthly requisitions, and track costs and profitability.
• Maintain comprehensive project documentation and ensure compliance.
• Lead client and stakeholder communication through regular budget and schedule review meetings.

Required profile

• 7+ years of building experience in the high‑end residential market.
• Bachelor’s degree (required).
• Excellent analytical, organizational, and managerial abilities.
• Strong interpersonal and written/oral communication skills.
• High attention to detail and ability to manage multiple tasks simultaneously.
